For equity investors, this includes a standard 10% preferred return—all cash flow up to 10% annual cash-on-cash return goes to the investors before LRC Commercial and its managers take any cut of the cash flow.

Transparency

Both before closing and after closing, LRC Commercial commits to full transparency with investors. Before closing we lay out all the paperwork and every step of the underwriting process in user-friendly detail and share every one of our assumptions for our investors to challenge with the same rigor we do. After closing, we maintain an open line with investors through regular project updates. If investors have questions or concerns, we are never more than a phone call or email away.

By becoming a private lender who invests passively in real estate, you can earn substantial fixed returns, secured by prime real estate. Since your returns are fixed, that means they will never fluctuate. They’ll also be much higher than certificates of deposit, money markets, commodities, and most stocks and mutual funds. Our private lenders have historically received 11% to 13% return on their investment with us.

We believe it’s much more stable than the stock market because there are no fluctuations to worry about. By investing in real estate, you won’t be betting on companies that you have little knowledge about and certainly have no control over how they perform. With private lending, your investment loans are backed by prime real estate. Our private lenders have historically received 11% to 13% fixed returns that do not fluctuate. With us, you don’t have to pay any fees or commissions, there are no early withdrawal penalties, and there will be large spreads of equity securing your investment.

Absolutely. In fact, that’s what most of our investors do. First, you will need to be in control over where your investments go from your IRA or 401K, and you can do this by rolling your existing IRA or 401K into a self-directed IRA.

There is no penalty for doing this because you’re not taking a distribution, you’re simply changing the administrator to one that allows you to self-direct where the funds go. In 2018 Chad shifted his teams focus into the acquisition and management of commercial real estate, specifically multifamily assets.
